How to find a good roommate? Should you pay attention to very fine details such as where the person is from? For example, persons born or raised in certain sections of New York (Bronze, Queens, Brooklyn) may not be compatible with persons reared in up-scale or cities from the midwest.

What does an Incentivized Securty Deposit look like? Make the Security Deposit reimbursement conditioned upon a detailed requirement of returning the room in excellent condition; a requirement that the Security Deposit must match the length of the lease; a requirement that tenent must provide a forwarding address; and, he/she must provide references up-front.

Proper screening can prevent bad tenants, ghetto hoodrats, and other undesirable persons. You have invested hundreds of thousands of dollars in your home, invest a few dollars in keeping out undesirable persons.

Always conduct Background checks on prospective tenants. This is a major requirement. Red-flag any person with a criminal background, misdemeanor, or felony. You are not required to share your home with a thug, criminal, deviant, or anti-social person.
